Dayton’s Gulf Inland Park Continues
to Attract Large-Scale Industry

A newly built 444,120-square-foot manufacturing and distribution facility in Dayton has been sold to Broadstone Net Lease, according to JLL Capital Markets.

Developed by Clay Development & Construction, the Class A property at 4445 Highway 90 West serves as a build-to-suit facility for Deacero Steel, featuring direct rail connectivity that allows steel rods and raw materials from Mexico to be transported for processing into fencing and other finished goods in the United States.

The transaction highlights continued investor demand for purpose-built industrial properties supporting manufacturing and supply-chain operations.

“The rail-served nature of this facility, combined with Deacero Steel’s long-term commitment and strategic location within the Houston industrial market, created significant value for both the developer and the buyer,” Agnew said.

Located within the Gulf Inland Logistics Park in Dayton — part of the rapidly growing northeast Houston industrial corridor — the facility strengthens Deacero Steel’s ongoing strategy to expand production operations in the United States.

Feral Hogs Cause Alarms Across
Southeast Texas Neighborhoods

Residents across Southeast Texas — including parts of Beaumont, Sugar Land, Katy and Spring — are reporting more frequent encounters with feral hogs as the animals push deeper into developed areas, including large upscale subdivisions.

In Beaumont, wild hogs have been tearing up lawns and damaging property, prompting growing concern among homeowners. “They really tear up your property, especially your grass, and they will attack you,” resident Kerry Thomas told Fox 4 Beaumont. Thomas also recalled a 2019 incident in nearby Anahuac in which a woman was killed by feral hogs.

Experts say the problem is widespread. The Texas feral hog population is estimated at 2.6 million, and the animals continue to expand into new regions in search of food, water, and shelter. Wildlife officials attribute the surge to ongoing drought conditions, rising temperatures, and continued urban development, which are reducing the hogs’ natural habitats and forcing them into residential areas.

Feral hogs are capable of causing extensive property and agricultural damage — more than $1 billion annually nationwide, according to the U.S. Department of Agriculture.

Officials urge residents to keep their distance from the animals and avoid any attempt to trap or confront them. State wildlife authorities continue to expand control measures, including trapping and sterilization programs, to manage the population and reduce risks to both people and property.

Feral hogs have been making headlines around parts of Texas. Have you noticed any signs of them where you live or travel?
