Issue at Baytown Complex

Just as we were finishing up tomorrow morning’s newsletter, this story broke. We’re including the early details here so you’re informed, and we’ll share any significant updates in Monday’s issue if more information becomes available.

ExxonMobil confirmed an operational issue at its Baytown Complex on Thursday evening, prompting safety flaring and elevated noise in the area. The company issued a community alert shortly after 5 p.m. regarding the incident.
The Baytown Complex—one of the largest refining and chemical facilities in the United States—includes a chemical plant, an olefins plant, and a refinery capable of processing more than 564,000 barrels of oil per day.
While ExxonMobil did not immediately specify the cause of the issue, the flaring is part of standard safety protocols designed to manage excess gases during abnormal operations. No injuries or evacuations have been reported at this time.

Massive Beverage Distributor Signs Nearly 500K-SF Lease in Baytown’s Cedar Port
TGS Cedar Port Partners has secured a major industrial lease with international beverage company Constellation Beverage, marking the largest rail-served lease deal of the year in the Houston market. The tenant will occupy a nearly 500,000-square-foot distribution center at 4407 East Grand Parkway South within the expansive TGS Cedar Port Industrial Park in Baytown.
The facility, known as DC 2, was completed in early 2023 and spans 496,421 square feet on a 27-acre site. It features dual rail service from Union Pacific and BNSF, a 36-foot clear height, an 8-inch concrete slab, LED warehouse lighting, an ESFR sprinkler system, an oversized truck court, and substantial parking for cars and trailers. Its strategic location provides direct access to Port Houston container terminals and major highway routes, making it a key logistics hub for the region.
Constellation Beverage—an international producer and marketer of beer, wine, and spirits—will use the space to expand its U.S. distribution operations. The company owns the rights to import and market popular beer brands such as Corona Extra, Corona Light, and Modelo Especial in the U.S. Its portfolio also includes well-known wine labels like Robert Mondavi, Kim Crawford, and The Prisoner Wine Company, along with premium spirits including Casa Noble Tequila and High West Whiskey.
TGS Cedar Port Industrial Park, one of the largest master-planned, rail- and barge-served industrial parks in the U.S., covers roughly 15,000 acres, with 10,500 acres still available for sale, lease, or build-to-suit development. More than 25 million square feet of industrial space have been developed or are under construction within the park.
The landlord, TGS Cedar Port Partners, currently owns 3.8 million square feet of warehouse space in the park, including additional sites available for lease:
DC 3: 150,000 square feet, expandable to 600,000 SF, dual-rail ready.
DC 4: 1.2 million square feet, expandable to over 2 million SF, with 8,236 SF of office space and over 1,000 parking spaces.
DC 5: A 609,000-square-foot distribution center set to break ground soon, with plans for expansion to over 900,000 SF. The facility will be configurable for either cross-dock or dual-rail service.
In 2024, the park also saw the completion of Cedar Port Logistics Center Building II, an 800,405-square-foot facility by Capital Development Partners, part of a growing 90-acre logistics campus.
