I'm 63 With $1.5M. Can I Spend $10K a Month?

You’ve saved $1.5 million. Now comes the real test.

Can it produce $10,000 a month, or will that pace drain your portfolio?

Most retirees do not get a clear answer until it is too late.

The issue is not just how much you have. It is whether your portfolio was built to pay you, not just grow.

That difference can determine whether your money lasts decades or starts breaking down early.

Sequence of returns, taxes on withdrawals, healthcare costs, and whether the 4% rule still applies all play a role.

Fiduciary advisors created a breakdown showing what drives sustainable income and why the same $1.5M can produce very different outcomes.

If you have $1M or more invested, do not guess.

Baytown Approves Incentive for New
Texas Roadhouse and Bubba's 33

Baytown City Council approved a performance-based incentive agreement that clears the way for a new Texas Roadhouse and a new Bubba's 33 restaurant to be built side by side in the San Jacinto Marketplace.

The project includes a minimum $10 million private investment, the creation of approximately 160 jobs (about 80 full-time equivalent positions), and construction that is expected to begin by the end of this year, with both restaurants scheduled to open by the end of 2027.

Under the agreement, the city will rebate a portion of the sales tax generated by the new Texas Roadhouse only after the company meets its investment and job commitments. The proposal passed on a 5-2 vote after discussion about whether city incentives should be be used for a business relocating within Baytown.

🏡 What This Means for Baytown

If everything stays on schedule, Baytown will gain a larger Texas Roadhouse along with a brand-new Bubba's 33 restaurant, giving residents another casual dining option while bringing additional jobs and private investment to the community.

👀 What's Next?

Construction must begin by December 31, 2026, with both restaurants scheduled to open by December 31, 2027, if the company meets the agreement's deadlines.

New Rules Approved for
Baytown Short-Term Rentals

Baytown City Council approved new regulations for short-term rentals, including properties rented through platforms such as Airbnb and VRBO.

The new ordinance replaces the previous Special Use Permit process with an annual permit program. Short-term rental operators will be required to obtain a city permit, undergo annual inspections, meet parking and occupancy requirements, and provide local contact information. The city also approved a permit fee to help cover the cost of administering and enforcing the new program.

The proposal passed following discussion about balancing neighborhood concerns with private property rights under Texas law. City officials said the new regulations are intended to provide stronger oversight and accountability for existing short-term rentals.

🏡 What This Means for Baytown

Short-term rentals will continue to be allowed in Baytown, but operators will now have to comply with new permit, inspection, and operational requirements. The city expects the new program to improve oversight and enforcement.

👀 What's Next?

City staff will begin implementing the permit program, including inspections and enforcement procedures for short-term rental properties.
